Abstract: This study used a qualitative method to analyse the existing operation formats in the commercial real estate market in Shenzhen, China. Five operation formats in the commercial real estate market in Shenzhen, China, namely, shopping mall, department store, supermarket, catering and entertainment, and their characteristics were identified and discussed. Findings of this study could provide directional recommendations for commercial real estate developers for increasing their competitiveness and meeting customer needs.
