Abstract:There has been phenomenal growth of gated communities or enclosed neighborhoods within South Africa since the early 1990’s, especially in the metropolitan areas of Gauteng. The development of new security estates within an area will increase the pressure on existing estates within the same area, whether the existing estates are performing strongly or are experiencing difficulties. The existing estates therefore will have to keep re-inventing themselves and will have to increase their efficiency and performance in order to survive or stay ahead of the ever increasing competition. A study was conducted to investigate the feasibility of a higher density development within an existing residential security estate. The aim of the study was to determine whether it is possible to restructure existing residential security estates into a model that is financially more efficient.
