Abstract: The process of urbanization promotes the demand of residence increases continuously. Nanjing, as the capital of Jiangsu Province, owns the original ten urbanization rates in China, whose high residential prices are more serious. This paper concentrated on the study of Nanjing residential market situation, using the streaming of huge data in the "Fangtianxia", "Gaode Map" and other websites, to sample Nanjing residence and its characteristics. The paper also chose the factors which caused profound influence on the real estate on three aspects of "regional factors", "block factors" and "internal factors". Finally, it constructed the characteristic price model of Nanjing by utilizing the Hedonic model and the traffic accessibility model. In order to scientifically control the pricing of urban residence and its influencing factors, it arose out of immense significance to the future government departments for macroscopic control of real estate prices.
